Welcome to your Upscale Lakeshore Vacation Properties! We hope you enjoy your stay with us but please carefully read the terms and conditions of your stay below.
Property: Our gorgeous properties are fully furnished for your enjoyment and include household appliances, furnishings, decorations, artwork, linens, towels, kitchenware, audio/video equipment and personal property. We ask you to use the same care with these items that you would use in your own home.
Rental Party/Maximum Occupancy: We adore a gathering of loved ones! We just ask that the rental party shall be limited to the number listed on the rental reservation. If special consideration should be made for children or infants, please contact us for accommodations. Exceeding occupancy limits will result in additional fees.
Term of The Lease: Your vacation rental period begins at 4:00 pm on the date of the reservation and will end at 10:00 am, on the check out date. These times are of importance during high season, in many instances properties are booked back-to-back. The check in and check out times ensure that the property is cleaned and prepped to the Upscale Lakeshore standards before your stay and each’s guest stay.
Rental Rules: Your safety and enjoyment are first on our list. As a guest, you agree to abide by the Rental Rules that are listed in this rental agreement and provided upon booking. All members of the rental party and anyone else Guest permits on the property must also abide by those rules at all times while at the property. We do ask that the primary guest is above the age of 25. We encourage a fun time but there should be no evidence of partying and guests are to minimize their trace left behind (take out any trash accumulated, wash any dishes that may have been used). Our properties are smoke-free, including the outside area surrounding property. No smoking of any substance, marijuana or vaping. Smoke damage is a minimum fee of $500. Upscale Properties prohibits the presence/use of any firearms, hunting knives (or knives not intended for cooking), explosives, and fireworks. In addition to local law enforcement being called there will be a minimum fee of $500 should we find any evidence of these items’ presence on the property. You may see various owner locked storage areas throughout the home and we ask that you do not tamper with these locked areas. If evidence is found of tampering, there will be a minimum fee of $125 to the full replacement costs of replacing the locks.
Should Guest violate these rules, Owner reserves the right to cancel this rental immediately with no refund due to Guest.
Noise: Having a rockin’ time is always encouraged! We just ask that you understand and agree that you, and all members of the rental party will be respectful to our neighbors, including: driving slowly on the road to the property, not creating any noise (including music) which the neighbors can hear, especially in the evening after 10:00pm. Any violation of this rental agreement and Guest will be required to leave immediately, with no refund for any unused rental time. Noise complaints could reflect in a fine up to $500.00 in addition to any fines from local authorities.
Access: We hope we don’t have to bother you! But just in case of emergency, as a guest, you shall allow Homeowner and Management company access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
Rental Rate and Fees: The rental rate shall be as stated on the rental form provided from the platform used for booking. A rental deposit of 50% of the rental amount is due to hold the Reservation when booking more than 60 days out. If not already paid in full, any balance of the rental and all taxes, insurance fees, security deposit and cleaning fees must be paid in full, 60 days prior to the Check-In Date. See the booking confirmation for the financial details. Should the reservation be made less than 60 days prior to occupancy, then the full amount shall be due at the time of booking.
Pets: Only dogs are allowed if the property is pet friendly with a maximum of 2 dogs. If you are in need of an exception for the number of dogs, please reach out prior to your arrival. There is a dog guest fee that is $145.00. We ask that you do not leave your pets unattended if this is unavoidable, please crate the dog. Please make sure your dog is up to date on all flea and tick medication. Also, when letting your dog outside of the home, please be sure to tether them so they do not run into our neighbor’s private property. Any pet damage is the responsibility of the person who booked the reservation and will be charged back for repair and replacement.
Safety and Security: Your safety and the protection of our guests is paramount. That being said, in our effort to provide you with the best protection during your stay, we have partnered with Insuraguest as an insurance gap provider. If something unexpected should happen and coverage is needed, please notify us upon departure whether it’s an accidental broken lamp to wine on the couch. Guest will be responsible for any deductible or minimum claim amount that is not covered and Upscale Lakeshore will process that using the form of payment on file.
Condition of Property: This property is fully cleaned from top to bottom between guests. It is our pleasure and pride to provide these accommodations to you upon your arrival. We ask that you deliver it back to us in a similar state as you found it. You are on vacation, we do not expect it as in the same condition as when you check in, we only ask that you have washed your dishes, take out all the trash and placed in the trash receptacle or bagged appropriately and stored in a safe place away from critters looking to feast if the trash receptacle is full. If the house is excessively dirty or evidence of an event not disclosed, Guest agrees they will be responsible for excessive additional cleaning, and hereby agrees to pay an excessive cleaning fee* of up to $500 and agrees that Upscale Lakeshore is allowed to charge the card on file for said fees. Guest also agrees to leave the property in good condition with all items, furniture, etc in the same place as where they found them upon check in.
*Cleaning fee shall also include damages to the hot tub should there be one present on the property (all bodily fluids, debris, food and beverage, must be kept out of the hot tub to prevent any blockages or excessive dirtiness which would then result in an additional cleaning fee of up to $500. No dogs are allowed in the hot tub. If evidence of a dog is found, this will also result in an additional cleaning fee of up to $500).
Cancellation Policy: We hope you never will need to cancel your time away, but in the event that you do, guests are advised that any cancellation prior to 30 days before check in will result in full refund MINUS the credit card processing fee that is not refundable. Cancellations between 7-30 days will result in a 50% forfeiture of total reservation plus the processing fee. Cancellation within 7 days prior to check in will result in a 100% forfeiture of the total reservation. Our cancellation policy will vary slightly from policies listed on third party booking sites and will supersede the cancellation policies listed on those sites. We recommend securing your trip with a travel insurance company should you need to cancel your reservation outside of the allotted window.
Disclaimer of Liability: We want you to safely experience and enjoy all the amenities that our Upscale Properties have to offer. For the protection of our Property Owners, Guest agrees to indemnify Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants. OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the house, whether on the property or elsewhere. THE SUPERVISION AND SAFETY OF ALL CHILDREN ARE THE DIRECT RESPONSIBILITY OF GUEST OR PARENTS, OR CARETAKERS OF ANY CHILDREN ON THE PREMISES. We ask that anyone under the age of 18 is supervised during the stay at the property.
